720 West End Avenue offers an unusual amount of current evidence for a recent conversion: broad sponsor inventory, dozens of 2026 closings and repeated plans across multiple floors. The buyer’s work is to use that evidence line by line, then underwrite the rehabilitation, operating history and outdoor-space premium.

Building context

720 West End Avenue is the conversion of the 1927 Hotel Marcy, an Emery Roth Renaissance Revival building between West 94th and 95th Streets. Official marketing describes contemporary residences by Thomas Juul-Hansen within the restored stone base, brick façade, sculptural detailing and marquee. StreetEasy identifies Glacier Equities and InterVest Capital Partners as developers and markets 131 residences over 17 stories.

The official amenity program includes 24-hour staff, doorman and concierge; private parking; a fitness center with yoga and Pilates; squash and basketball; the Marcy Library and coworking; private dining with terrace and catering kitchen; Emery’s Bar, billiards and VR sports lounges; children’s playroom and garden; maker’s studio, music room, pet spa, bicycle storage, residential storage and landscaped courtyards. Marketing has described about 30,000 square feet of amenities, but the plan and actual operating costs govern.

Current sponsor availability and carrying costs

The official October 16 availability table showed 16 sponsor homes: one one-bedroom, four two-bedrooms, four three-bedrooms, three four-bedroom apartments and four townhouse or penthouse residences, from $1.545M to $12M. StreetEasy’s October 15 snapshot showed 21 sale listings because it also included four sponsor contracts and one active owner resale. Treat status—not the portal’s headline count—as the organizing fact.

Repeat plans create direct 2026 benchmarks

Most selected 2026 sponsor closings finished from about 3.4% below ask to at ask. Examples include 9F at $2.65M versus $2.70M, 4E at $2.995M versus $3.05M, 5D at $2.975M versus $3M, 12A at $5.75M versus $5.90M and 9C at $4.625M versus $4.65M. There are outliers, including 8B and TH11J above their last public asks; verify contract structure, combinations and concessions before treating either as a conventional comp.

Reconcile the legal building with the marketed building

The Attorney General accepted plan CD22-0253 on March 18, 2024 and made it effective March 14, 2025 after 20 homes, or 15%, were in contract. The record names 720 WEA Ventures LLC as sponsor, care of InterVest Capital Partners, with Michael Gontar as authorized signatory. It lists 132 residential units and 15 parking units—147 legal units in total—while public marketing describes 131 residences.

Amendment 7 reduced the total offering price by $16.2M to $418.195M. Amendment 8, accepted April 22, 2026, addressed sponsor financial disclosure, a sponsor-controlled board, combined units, revised floor plans and architect’s report, temporary certificate of occupancy, a $97,000 permanent-certificate escrow and Local Law 97. Amendment 9, accepted July 2, 2026, disclosed a short purchase-price incentive program and pied-à-terre law. Obtain the complete accepted package and reconcile the one-residence difference, parking structure and target plan.

Underwrite the conversion, not only the finishes

A 1927 structure can offer proportion and character, but a recent full rehabilitation creates different diligence from ground-up construction. Review the architect’s report, façade and roof work, windows, risers, electrical capacity, plumbing, drainage, elevators, HVAC, sound transmission, waterproofing, hazardous-material work, warranties, open items and punch lists. Trace any retained original system against its expected life.

The first year of operation was updated to June 1, 2025, leaving a short actual history. Request budget-to-actual results, current budget, reserve study and balance, sponsor waivers of common charges, arrears, insurance, claims, board minutes, contracts, assessments and Local Law 97 projections. Determine who pays for any certificate work beyond the $97,000 escrow and whether unresolved items affect financing, insurance or resale.

Parking is a separate legal component with 15 units. Ask what is available, purchase or license price, common charges, taxes, transfer rules, EV capability, valet or self-park operation and whether a parking interest can be sold apart from an apartment.

Separate residence value from terrace value

The active set spans ordinary apartments, townhouse-style duplexes and penthouses. TH2J pairs 2,722 interior square feet with 1,445 exterior square feet; PH17C pairs 3,700 interior with 1,866 exterior. Calculate price per interior square foot first, then assign a discounted value to usable exterior area based on privacy, access, shape, sun, wind, view, drainage and maintenance—not one blended number.

For non-terrace homes, compare West End Avenue, side-street, courtyard and river exposures. Inspect privacy and light at the actual time of day, map development and air rights, and listen for mechanical, elevator, amenity and street noise. Overlay furniture on the filed plan and test circulation, kitchen storage, bedroom widths, closets and window treatments.

Verified common charges and taxes run about $5,200 monthly for the sampled two-bedrooms, $5,720 for 3D, $7,169 for 8C, $9,871 for 9A and $15,429 for PH17C. Add insurance, utilities, financing, parking, storage, terrace care, mansion tax, title and lender costs and any sponsor-shifted transfer taxes or legal fees.

The first resale is already testing sponsor pricing

StreetEasy showed one active owner resale, 10C, at $4.925M for 2,045 square feet while the sponsor’s same-size 8C asked $4.60M. Four sponsor residences were also in contract. A buyer can now compare seller type, floor, condition, closing-cost allocation, warranty posture and negotiability—not merely sponsor versus neighborhood.

The official 16-home sponsor set remains meaningful future competition. Study absorption by line and price tier, likely future releases, contract fallout and the basis of early owners. A repeat-line purchase supported by several deeds may be more liquid than a rare terrace home, but rarity can protect value if the exterior space is genuinely usable and recurring costs remain rational.

3A’s reset deserves explanation, not automatic rejection.

The 1,591-square-foot two-bedroom returned at $2.46M after a prior $3.045M ask. Compare its line and exposures with 4A, 4K, 6A, 6K and 7K closings, then ask whether the reset reflects strategy, condition or a unit-specific issue.

Confirm buyer-broker compensation before contact

Corcoran Sunshine Marketing Group markets the sponsor inventory. The official site and public listings reviewed October 16 did not state a current numeric, unit-specific buyer-broker compensation offer. A brokered sellout and prior represented transactions do not establish today’s terms.

Before the buyer or anyone acting for the buyer contacts the sales gallery, obtain written registration and compensation terms for the exact residence. Confirm payer, amount, expiration, first-contact and first-visit rules, prior-contact treatment, procuring cause and exclusions. Reconcile the answer with the buyer-representation agreement and disclose any potential buyer obligation.
