Sutton Tower offers something genuinely scarce: large homes, a consistent Thomas Juul-Hansen design, immediate occupancy and high-floor river views. It also has a wide active price ladder, a meaningful remaining sponsor position and a closing record with repeated discounts. Buyers should value the underlying line first, the floor and view second, and the penthouse story last.

Building context

Sutton Tower is an approximately 850-foot limestone condominium at 430 East 58th Street. Its official site markets 120 one- to five-bedroom residences and immediate occupancy; the Attorney General record lists 121 residential units under the legal project, 430 East 58th Condominium. Gamma Real Estate and JVP Development are identified as developers, Thomas Juul-Hansen designed the architecture and interiors, and Corcoran Sunshine Marketing Group is the exclusive sales agent.

The Sutton Club comprises five above-ground floors and about 22,000 square feet. Its program includes a 50-foot pool, gym and movement studios, spa treatment rooms, infrared saunas, screening and game rooms, dining rooms, lounge and terrace, playroom and sculpture garden. This is meaningful utility for buyers who will use it, but it is also a permanent operating commitment that should be tested against actual cost and future resale demand.

Current sponsor availability and carrying costs

On October 16, 2026, Sutton Tower’s official availability page displayed ten sponsor residences from $1.995 million to $65 million. A larger portal total included sponsor units already in contract and an owner resale; those are useful market evidence but not the same as current sponsor availability. Confirm every status, charge and term in a dated schedule.

27B · one bedroom1,063 sq. ft.; $1.995 million; north/west. Public listing charges: $1,532 common charges plus $1,756 taxes monthly.
36A · one bedroom1,043 sq. ft.; $2.50 million; north/east. Test the nearly $500,000 premium to 27B against floor, exposure and line.
17B · two bedroom1,776 sq. ft.; $3.475 million; south/west/north. Public listing charges: $2,558 plus $2,932 monthly.
39C · two bedroom1,661 sq. ft.; $4.375 million official ask; south/west/north. A portal showed $4.425 million; reconcile the discrepancy. Public charges were $2,393 plus $2,742.
60B · two bedroom1,915 sq. ft.; $5.995 million; south/west/north. Public listing charges: $2,759 plus $3,161 monthly.
31A · three bedroom1,850 sq. ft.; $4.70 million; south/east/north. Compare directly with prior A-line closings.
53B · three bedroom2,106 sq. ft.; $6.675 million; south/west/north. Public listing charges: $3,034 plus $3,476 monthly.
63A · three bedroom2,301 sq. ft.; $8.0 million; south/east/north. Public listing charges: $3,315 plus $3,798 monthly.
PH77 · full floor4,595 sq. ft.; $21.5 million; four bedrooms and four exposures. Public listing charges: $6,681 plus $7,657 monthly.
PH80 · duplex9,191 sq. ft.; $65 million; five bedrooms and four exposures. Public listing charges: $11,622 plus $14,873 monthly.

The official page did not display PH78, while a portal marketed it at $22 million. Treat that as a separate status question, not an eleventh official availability. Also separate the active owner resale in 27C from sponsor inventory; an owner may have different closing costs, representations, flexibility and broker terms.

The closing ladder repeatedly tests sponsor asks

Sutton Tower’s recorded and public closing history is now broad enough to value major lines and floor bands. Many 2025–2026 closings landed below the last public ask: about 2% for 65A and 25A, 4% to 6% for 55A, 51B and 53A, and nearly 8% for 68A. A few lower-floor units closed at or slightly above ask. That is not permission to apply one percentage; it is evidence to negotiate from the nearest line.

A-line entry evidence32A, 1,043 sq. ft., closed at $2,287,500 against a $2.285 million ask; 33A closed at $2.375 million versus $2.45 million.
Large A-line evidence61A, 2,301 sq. ft., closed at $7.325 million versus $7.8 million; 65A, 2,295 sq. ft., closed at $7,942,168 versus $8.1 million.
Upper B-line evidence51B, 2,106 sq. ft., closed at $6,231,747 versus $6.525 million; 53B now asks $6.675 million two floors higher.
Full-floor evidencePH71, 4,765 sq. ft., closed at $18.5 million versus $19.5 million; use size, floor, plan and timing adjustments before applying it to PH77.

For 36A, same-size 32A and 33A sharply narrow the analysis. For 31A, use 29A and other 1,845–1,850-square-foot A homes. For 53B, start with 51B rather than a generic three-bedroom average. For 63A, compare 61A and 65A and price the two-floor changes instead of paying an undefined “high-floor” premium.

The cleanest leverage is often inside the same stack.

Sutton Tower’s size repetition produces unusually useful evidence. A same-line closing a few floors away usually deserves more weight than a neighborhood sale with different architecture, amenities and view geometry.

Reconcile the legal unit count and accepted amendments

The Attorney General accepted plan CD21-0271 on November 28, 2022. Amendment 2 made it effective on July 24, 2024 after 19 units—15%—were in contract. That amendment also updated taxes, floor plans, combined units, the architect’s report, temporary certificate status, art installation, wine rooms and storage. Amendment 4, accepted in June 2025, reported a permanent certificate of occupancy, revised declaration and bylaws, sponsor financial disclosures and common-charge collection beginning June 1, 2025.

Amendment 5, accepted in January 2026, included a new Schedule A, sponsor financial disclosures, the sponsor-controlled board, house rules and designation of 19A as the resident manager’s unit. Amendment 6 was submitted in August 2026 but was not shown as accepted when reviewed. Counsel should confirm which document set governs the target and why the legal record lists 121 residential units while the official sales site markets 120 condominiums.

The sponsor is Sutton 58 Holding Company LLC, with principals Jonathan Kalikow and Van Nguyen identified in the state record. Confirm the contract seller, authority to convey, any construction or inventory lender release, sponsor-controlled board rights, unsold-unit privileges, warranties, escrow obligations and remaining completion work.

Test five amenity floors against actual operations

The building now has common-charge collection and operating history. Request audited financials, current budget, interim results, reserve balance, insurance, arrears, staffing, service contracts, board minutes, capital schedule and sponsor receivable or support details. Compare actual results with the plan budget, especially payroll, utilities, pool systems, spa and fitness operations, LIVunLtd management, landscaping and repair contracts.

Determine which wellness sessions, room reservations, catering services and concierge requests are included or separately charged. Ask about hours, guest rules, reservation priority, event fees and the share of costs borne by sponsor-owned units. A buyer who will not use the club still owns its economic burden; a buyer who values it should verify that the actual service matches the marketing.

Price the residence in layers

Start with interior area and line, then add floor, exposure and view. Next adjust for layout utility, bedroom separation, kitchen placement, storage, ceiling height, mechanical equipment, elevator proximity and any outdoor space. Only then address finish and tower identity. This order prevents altitude from hiding a less useful plan.

The one-bedroom comparison illustrates the method. 27B has 20 more square feet than 36A but asks about $505,000 less. The premium must be explained by nine floors, orientation, light and view—not by bedroom count or general amenities, which are shared. At the larger end, 60B asks more per square foot than 17B; test the river view and floor premium against upper-B closings and the buyer’s actual sensitivity to those attributes.

For PH77 and PH80, split interior value from full-floor privacy, view, ceiling and any special build-out. PH80 is roughly twice PH77’s size but asks more than three times the price. Obtain the exact duplex plan, structural and mechanical details, finish specifications, elevator access and any customization or delivery obligations. Mansion tax, title, financing and annual ownership also become decision-level numbers at these prices.

Verify view durability and location tradeoffs.

Sutton Tower’s eastward openness and height can create extraordinary river, bridge and skyline views. Visit at morning, afternoon and night; photograph each exposure from seated height; identify neighboring roofs, mechanical equipment and window-washing infrastructure; and review zoning and development sites that could affect lower or lateral views. Marketing photographs should not substitute for a window-by-window schedule.

The Sutton Place setting is quieter and more residential than central Midtown, with access to the East River and nearby parks, but it is farther east of the main Lexington Avenue transit spine. Test the actual door-to-platform walk, school and driver routines, crosstown traffic, Queensboro Bridge noise and approach routes. A view premium can be durable; inconvenience ignored during a showroom visit can be equally durable.

Model sponsor inventory and a narrower luxury buyer pool

Ten officially available sponsor homes cover a wide range, and several more sponsor contracts are pending. An owner selling before sellout may compete with sponsor marketing, incentives and unreleased inventory. An active owner resale already shows that sponsor and resale supply can overlap, sometimes with different closing economics and negotiating priorities.

The building’s design consistency, limestone exterior, large plans and river views support a durable luxury case. The constraints are location preference, high fixed carrying costs, extensive amenity operations and a thinner buyer pool as prices rise. Underwrite a long enough hold period to outlast current inventory and stress-test an exit below today’s sponsor ask, including sale costs and the possibility of competing high-floor units.

A river view has value; it does not erase the carrying cost.

Compare ten-year ownership using verified common charges, taxes and transaction costs, then decide how much of the purchase price is attributable to a durable view rather than the shared building program.

Confirm buyer-broker compensation before contact

Sutton Tower is marketed through Corcoran Sunshine and RLS-connected channels, and represented buyers have closed in the building. The official and listing pages reviewed on October 16 did not state a current numeric, unit-specific buyer-broker offer. Third-party “buyer advantage” estimates are illustrative and do not establish the sponsor’s actual terms.

Before the buyer or anyone acting for the buyer contacts the sales office, obtain written registration and compensation terms for the exact residence. Reconcile them with the buyer-representation agreement, disclose any possible buyer obligation and confirm first-visit accompaniment, registration duration, exclusions and the effect of any prior direct inquiry or open-house visit.

Sutton Tower buyer FAQs

How many sponsor homes are officially available?

The official availability page displayed ten residences on October 16, 2026, from 27B at $1.995 million to PH80 at $65 million. Portal totals also included in-contract sponsor homes, an owner resale and a separately syndicated penthouse.

What is the best evidence for an offer?

Use the same line and similar floor first. Sutton Tower has repeated A, B and C plans and many closings, including 2025–2026 sales below ask, so a generic neighborhood price per square foot is secondary evidence.

Is the offering plan effective?

Yes. The Attorney General record says it became effective in July 2024 after 19 units were in contract. A 2025 amendment reported a permanent certificate of occupancy and common-charge collection beginning June 1, 2025.

How large is the amenity package?

The official site describes about 22,000 square feet across five above-ground floors, including a 50-foot pool, fitness and spa spaces, lounges, dining and recreation rooms, terrace, playroom and garden.

Does the sponsor pay the buyer’s broker?

Broker participation is evident, but no current numeric unit-specific offer was public in the sources reviewed. Confirm registration, amount, eligibility and any buyer obligation in writing before contact.

What should be compared outside the building?

Compare other Midtown East and Upper East Side towers plus established Sutton Place resales. Monogram is a useful contrast for smaller homes and a more central transit location; newer Upper East Side projects test boutique scale, family layouts and monthly costs.

Availability, pricing, taxes, common charges, plan status, compensation and building conditions can change. Verify all facts in current sponsor materials, accepted plans and amendments, written brokerage terms, tax records, financial statements and professional diligence.
