Malabar is a launch-stage purchase, not a closing-record purchase. The sponsor’s official page now shows 10 available homes, while public portals also count 13 sponsor units already in contract. With no effective date in the public Attorney General record and no recorded closing set to test, the buyer’s leverage comes from plan discipline, unit-by-unit pricing and contract protection—not a blended neighborhood average.
Building context
Malabar Residences is a 28-story new condominium at 126 East 57th Street between Park and Lexington avenues. ODA Architecture designed the building, interiors and landscape. The official sponsor page identifies MRR 1326 LLC at 600 Madison Avenue and names Anand G. Mahindra, Rotem Rosen and Yitzhaq Hajaj as sponsor principals. Nest Seekers International is the current exclusive sales and marketing team; earlier listings were distributed by Douglas Elliman, making continuity of representations and registration a specific diligence item.
The official program includes entrances on East 57th and East 56th streets, a porte cochère, a double-height indoor pool and spa pool, sauna and steam rooms, a fitness level, sports court, garden, lounges, children’s room, board and meeting rooms, a covered 13th-floor terrace and a rooftop retreat. Those features create useful private space, but they also make staffing, utilities, maintenance, access rules and projected common charges material to value.
Current sponsor availability and projected carrying costs
On October 16, 2026, the official Malabar availability page displayed the following 10 residences. It includes estimated monthly common charges and real-estate taxes; because the condominium is not shown as effective in the public record, treat both as sponsor projections until counsel receives the latest accepted Schedule A, current tax methodology and an updated budget.
Public portals displayed 23 sponsor listings, but 13 were marked in contract, including one-bedrooms from $1.76M to $2.87M, two two-bedrooms at $3.60M and $4.49M, and three three-bedrooms at $5.76M to $6.28M. The official 10-home set is therefore the correct starting point for current availability. Ask for a dated status of retained, unreleased, substituted and pending units before assuming scarcity.
Use contracts as signals, not as closed comparables
Malabar’s portal history shows multiple contracts, but contract prices and concessions are not public and the Attorney General record still shows no effective date. A public ask that becomes “in contract” demonstrates buyer interest; it does not establish value. Do not treat the $6.28M ask for 2703 or the $2.51M ask for 1603 as achieved sale prices.
The contract set is still useful for line and absorption questions. Three similarly sized 03-line one-bedrooms—1603 and 1503 at roughly 772 square feet, plus 1203 at 746 square feet now active—can reveal the sponsor’s floor and terrace logic once actual terms become available. Likewise, the contracted 2403, 2503 and 2703 homes provide a future same-line ladder for the active 1401 only after deeds record and differences in exposure, ceiling height, outdoor area and layout are reconciled.
Build the offer from current Schedule A pricing, competing Midtown inventory and explicit adjustments for interior utility, terrace area, exposure and floor. Revisit every pending unit when its deed and transfer price become public.
The accepted plan is not yet shown as effective
The New York Attorney General accepted plan CD24-0247 on April 14, 2025. Its public record identifies 145 residential units and two commercial units, sponsor MRR 1326 LLC and an initial accepted offering price of $100.168M. As of October 16, 2026, the record’s effective-date field remained blank. Amendment 7, accepted September 9, raised the total offering price by $6.18M to $271.67M; Amendment 8 was submitted October 2 but was not marked reviewed or accepted.
Effectiveness is a gating issue, not a technical footnote. Buyer’s counsel should confirm the precise rescission, extension, escrow and outside-closing-date rights if the plan does not become effective on schedule. Obtain the complete accepted plan and every accepted amendment, then reconcile the current contract, Schedule A, floor plan, budget, tax projection, construction description and advertised amenity program. A marketing page cannot amend the plan.
The sponsor’s public biography distinguishes the named principals’ other businesses from the legal sponsor and states that the Mahindra Group, Hagag Group and Hagag Development Europe are not involved. Underwrite the obligations and financial disclosures of the actual sponsor entity, not the broader reputations of affiliated individuals or brands.
Stress-test the first-year budget and delivery
There are no stable operating results yet. Request the current first-year budget, staffing plan, management agreement, insurance assumptions, reserve contribution, commercial-unit allocations, amenity contracts and utilities model. Compare expenses per residential square foot with other full-service buildings, then stress payroll, insurance, energy and repair lines rather than assuming projected common charges will hold.
Ask for the construction schedule, temporary or permanent certificate status, outside closing date, punch-list procedure, warranty rights, escrow arrangements and open work. Determine which amenities will operate at the first residential closing, which can open later, and whether delay creates a credit or termination right. The difference between “built 2026” on a portal and lawful, complete, usable delivery belongs in the contract file.
Separate terrace value from interior value
Nine of the 10 official homes have private outdoor area, but outdoor square feet should not be priced like finished interior square feet. Test depth, usable furniture zones, privacy, wind, shade, drainage, maintenance responsibility, façade access and whether mechanical or street noise changes the experience. A 229-square-foot terrace can be valuable; it does not automatically justify the same marginal price as 229 enclosed square feet.
The active asking range is roughly $2,680 to $5,115 per interior square foot before allocating outdoor value. PH1A is the clear outlier, while the studios and family homes sit much closer together. For every target, calculate an interior-only metric and a blended metric that discounts outdoor space. Then compare the resulting premium with completed Midtown East condos where view, sound and building operations can already be observed.
Walk both street approaches and test the unit at the relevant time of day. Proximity to Lexington/59th, the E/M at 53rd and Midtown offices is durable utility. The tradeoffs are 57th Street traffic, surrounding commercial activity, nearby construction and a less residential street rhythm than farther east or north. A high floor, a terrace and a porte cochère address different problems; do not pay for them as one undifferentiated luxury package.
Model future competition before sponsor sellout
The legal condominium contains 145 residences, while only 10 are publicly available and 13 more appear in contract. That leaves a much larger universe of sold, retained, unreleased or unadvertised homes to reconcile. Ask for the current unit-status schedule and the sponsor’s release strategy. Owner resale liquidity will depend partly on how long competing sponsor inventory, incentives and marketing remain.
The concentration of studios and one-bedrooms broadens the buyer pool but also creates close substitutes. The strongest resale cases will pair efficient plans with defensible light, quiet and outdoor usability. The risks are projected rather than proven charges, price competition from future releases, initial closing-cost friction and an exit before building operations and sponsor sellout stabilize.
Require the legal unit count, released inventory, contracts, sponsor-retained homes and expected release calendar in one dated schedule. Scarcity should be proved, not inferred from a marketing page.
Confirm buyer-broker compensation before contact
Malabar is publicly marketed by Nest Seekers and distributed through listing portals to represented buyers. Neither the official site nor the current listings reviewed on October 16 published a numeric, unit-specific buyer-broker offer. The prior sales-team transition also makes reliance on an older registration or co-broke understanding especially risky.
Before a buyer, family member, attorney or other intermediary contacts the sales office, obtain written registration instructions and current compensation terms for the target residence. Confirm the amount, payer, expiration, procuring-cause rules, first-visit requirement and treatment of prior contact. Reconcile the written offer with the buyer-representation agreement so any possible buyer obligation is disclosed before touring.

Malabar Residences buyer FAQs
How many homes are officially available?
The sponsor’s official page showed 10 residences on October 16, 2026: two studios, four one-bedrooms, two two-bedrooms and two three-bedrooms. Portal totals also included 13 sponsor homes marked in contract.
Is the offering plan effective?
The Attorney General record shows the plan accepted on April 14, 2025 but no effective date as of October 16, 2026. Counsel should verify the latest accepted amendment and contract rights directly.
Are the monthly costs final?
No. The official page labels them estimated. Obtain the latest accepted Schedule A, budget, tax assumptions and any revised common charges before underwriting.
What is the best pricing evidence?
Use competing completed condos, current Malabar Schedule A pricing and unit-specific adjustments. Pending contracts are absorption evidence, not closed comparable sales.
Does the sponsor pay the buyer’s broker?
Represented-buyer participation is supported by public distribution, but no numeric unit-specific offer was public in the sources reviewed. Confirm registration, compensation and eligibility in writing before contact.
What is the largest diligence risk?
It is the combination of plan effectiveness, construction delivery and projected rather than actual operating costs. The purchase contract must allocate those risks clearly.
Availability, pricing, taxes, common charges, plan status, construction, compensation and building conditions can change. Verify all facts in current sponsor materials, accepted plans and amendments, written brokerage terms, tax records and professional diligence.
