220 Central Park South is a scarce resale market, not a place where scarcity excuses weak comparison. As of October 16, only Residence 27A remained publicly for sale. Its own basis, two same-size 2025 closings and an unusual 14.3% price increase provide a direct test. Vornado’s site separately says “space available” but identifies no residence, price or cost, so any sponsor opportunity must be confirmed—not assumed.
Building context
Vornado Realty Trust developed 220 Central Park South with Robert A.M. Stern Architects and The Office of Thierry W. Despont. The official composition is an 18-story Villa and 79-story Tower, connected through a secured off-street motor court and clad in Alabama Silver Shadow limestone. Official marketing emphasizes full Central Park views, private dining and entertaining rooms, and an athletic club and spa.
Public listing descriptions add a residents’ club, pool, fitness and sports spaces and ancillary interests such as parking, storage and wine cellars. A buyer should verify each right in the declaration, bylaws, house rules, amenity agreements and target deed. Marketing language does not determine whether a space is a deeded unit, license, membership, limited common element or separately charged service.
One verified public listing—and one unresolved prompt
StreetEasy showed only Residence 27A active on October 16. Residence 62, previously offered at $75M, was marked no longer available on September 16; a delisting is not a closing. The Vornado property page still said “space available” and invited buyers to contact the sponsor, but published no unit, status, price, common charges or taxes. Request a dated sponsor schedule and do not combine the two sources into an invented listing count.
Residence 27A’s published recurring total is $200,844 annually before insurance, utilities, financing and any assessment. At this price tier, mansion tax is material; model title, lender, entity and professional expenses separately. If Vornado identifies sponsor inventory, obtain the sponsor contract and a full schedule of shifted closing costs rather than applying resale assumptions.
27A has unusually direct same-size evidence
Residence 27A was listed at $17.5M on August 26 and raised to $20M on September 10. Public history records its 2018 purchase at $13.492M. The current ask is about 48% above that basis—but seller costs and years of ownership matter, and an asking price is not a market result.
Other 2025 evidence includes 22C at $13.290M, 23C at $13.015M, 24B at $17.25M and 55B at $35M. Selected public discounts ranged from roughly 1.6% to 7.7%. Use contract dates, not merely closing dates, and verify whether parking, storage, wine interests, furnishings or other consideration traveled with each sale.
Two same-size homes closed at the same $16.15M price one year before 27A’s $20M ask. The buyer needs a documented explanation for nearly $3.85M—not a building-wide average.
The legal count is broader than the residence count
The Attorney General accepted plan CD14-0184 on March 4, 2015 and made it effective May 25, 2018 after 25 units, or 22%, were in contract. The record names VNO 225 West 58th Street LLC as sponsor. Amendment 14 described 117 units offered, the number commonly used by market portals.
The AG building table separately lists 87 residential, 24 parking, 67 storage and 44 “other” units—222 legal components. Earlier amendments addressed subdivided and suite units, combinations, wine cellars and storage reconfiguration. Counsel should reconcile the marketed residence count with the legal components and identify exactly what transfers with the target apartment.
The database header shows a $3.090B current price, while price-changing Amendment 26 states a $3.470B total offering price. Do not silently choose one. Obtain the latest Schedule A and amendment package and ask counsel to explain the discrepancy and any remaining sponsor interests.
Owner control makes actual results central
Amendment 29, accepted April 14, 2026, identifies a non-sponsor-controlled board and includes a new Schedule A plus 2023 and 2024 financial statements. Amendment 28 also recorded an increase in common charges. The buyer’s question is therefore not whether the original projected budget looked reasonable, but whether audited actuals, the 2026 budget, reserves and capital planning support current service.
Request financial statements, current budget, reserve study and balance, insurance, claims, assessments, arrears, minutes, contracts, litigation, capital plan and building-system reports. Break out dining and athletic-club operations, staffing, landscaping and motor-court service, façade work, elevators, mechanical systems and shared components between Tower and Villa.
Amendment 25, accepted in 2023, still referenced a temporary certificate and a $250,000 permanent-certificate escrow; Amendment 22 changed amenity riders and licenses. Confirm the final certificate status, open items, escrow disposition and the current terms, transferability and cost of every amenity or ancillary license.
Build a residence-specific premium schedule
At 220 Central Park South, floor, line and park frontage can produce large differences. Map the target’s protected north exposure, width of frontage, corner orientation, ceiling height, elevator arrival, room geometry and obstructions. Inspect daylight and glare at several times. Compare Tower with Tower and Villa with Villa before using a blended building average.
Then value rights separately. Parking, storage, suite units and wine interests may have their own purchase price, taxes, common charges, transfer limits and buyer pool. Confirm whether furnishings are included and distinguish collectible or custom value from durable real-estate value.
For 27A, start at the two $16.15M same-size closings and quantify every adjustment needed to reach $20M. For a privately offered sponsor or off-market unit, insist on the same discipline: closest line, nearby floor, contract date, condition, rights and net acquisition cost.
Scarcity helps—but it also reduces price discovery
One public resale means limited direct competition today, yet it also means fewer live signals. Residence 62’s marketing history illustrates the risk: it was offered at $87.5M in 2025, relisted at $79.9M, reduced to $75M and then removed without a visible closing. That sequence is evidence of price resistance, not a completed comp.
At resale, fixed cost, absolute price and bespoke plan reduce the replacement-buyer pool. Track time on market, withdrawals, private offerings and rental history along with deeds. Ask how the board handles purchases by trusts or entities, financing, leasing, renovations and ancillary transfers; those rules can affect both utility and exit.
Until Vornado provides a dated residence, status, price and Schedule A entry, treat the official prompt as a lead channel. Compare only verified, purchasable alternatives.
Compensation is seller-specific
No current numeric, unit-specific buyer-broker compensation appeared in the public materials reviewed October 16. Residence 27A is an owner resale, so its seller controls any listing-side offer. A possible Vornado remnant would have separate sponsor registration and compensation terms.
Before first contact or a visit, obtain written terms for the exact opportunity: registration method, payer, amount, expiration, prior-contact treatment, procuring cause, exclusions and any buyer obligation. Reconcile them with the buyer-representation agreement, and do not infer terms from a prior closing or from another residence.
